Description of Works:

Construction of a 3-storey apartment building containing 21 residential units, including site development and infrastructure works.

Project Details

  • Development of a building- specific fire safety strategy aligned with current Building Regulations and best practice guidance, addressing evacuation, fire spread prevention, and life safety provisions.
  • Layout planning to ensure compliant escape routes from all apartments and communal areas, with travel distances, exis widths and protected lobbies.
  • Design of fire alarm and detection systems appropriate to residential use, with coverage levels tailored to unite type and communal risk, coordinated with emergency lighting and fire signage layouts.
  • Integration of passive fire protection measures such as fire- rated partitions, floors, and door sets to ensure effective compartmentation and integrity of escape routes.
  • Preparation of supporting documentation and drawings to facilitate Fire Safety Certificate applications and compliance checks by the relevant fire authority.

Services Provided

  • Design input to ensure all aspects of the development meet the requirements of Part M, creating a fully accessible environment throughout the building.
  • Provision of level access to all principle entrances and communal spaces, with lift and stair design enabling independent circulation for all users.
  • Specification of accessible apartment layouts where applicable, including turning circles, door clearences, and adaptable bathroom facilities.
  • Inclusion of accessible sanitary accommodation in shared areas, alongside compliant signage, lighting, and emergency egress provisions for residents with reduced mobility or sensory impairments.
  • Preparation of Disabiliyt Access Certificates and compliance reports for submission to the relevant Building Control authority.
